Next Steps
On Monday, March 2nd, the Architectural Review Commission considered the Certificate of Appropriateness as part of the Preliminary PUD request for 515-519 Park Drive after the Village Board of Trustees remanded the project application back to the commissions for further review under specific directions:
- Evaluate possible design changes to mitigate the impact of height. This could include, but is not limited to:
- Removing the penthouse
- Altering the setbacks for the fourth floor
- Eliminating the top floor
- Explore a maximum building height of 40’
- Provide feedback on the potential public benefits the development provides
In the updated proposal provided at the March 2nd meeting, developers reduced the building height to 40' and eliminated first-floor retail. Commissioners expressed appreciation to the applicants for reducing the building's size but still expressed concern about the structure's overall mass and alignment with the design guidelines. The Commission provided feedback to the developers on ways to further reduce the structure's overall mass. The developers will now go before the Plan Commission to discuss usage of the property and gain their feedback. A Plan Commission meeting date has not been set.
Building Review Commission
The Building Review Commission (BRC) will consider the stay period for 515 Park Drive as it relates to the applicant's demolition application at a future date. The December 15, 2025 meeting was canceled. An updated Agenda Packet will be published once a new date has been identified.
