Next Steps
On Tuesday, April 7th at 7:00 p.m., the Plan Commission will consider the Special Use request as part of the Preliminary PUD request for 515-519 Park Drive. Additional meeting materials will be shared closer to the meeting date.
After reviewing the item over the course of two meetings, the Village Board voted to remand the application to the Architectural Review Commission and the Plan Commission for additional review. Specifically, they asked the commissions to:
- Evaluate possible design changes to mitigate the impact of height. This could include, but is not limited to:
- Removing the penthouse
- Altering the setbacks for the fourth floor
- Eliminating the top floor
- Explore a maximum building height of 40’
- Provide feedback on the potential public benefits the development provides
Architectural Review Commission
On March 2nd, the Architectural Review Commission met to review the proposal. In the updated proposal provided at the March 2nd meeting, developers reduced the building height to 40' and eliminated first-floor retail. Commissioners expressed appreciation to the applicants for reducing the building's size but still expressed concern about the structure's overall mass and alignment with the design guidelines. The Commission provided feedback to the developers on ways to further reduce the structure's overall mass.
Building Review Commission
The Building Review Commission (BRC) will consider the stay period for 515 Park Drive as it relates to the applicant's demolition application at a future date. The December 15, 2025 meeting was canceled. An updated Agenda Packet will be published once a new date has been identified.
